Website design for minimalist, modern travel site

Travel & Hotel
We provide software that allows vacation property managers to list their properties on their own site and allow people to book the properties (think AirBNB or HomeAway). However, for the sake of this project, we need a design that will be targeted at people *looking* to book a vacation rental with our property managers on their sites. An important distinction is that each 'site' is a list of properties to that property manager. They will be tied to a single geolocation, but will be a smaller # of properties. Many designs I'm seeing are optimized towards a large set of properties spread over large geographies. Ours is a slightly different problem: small # of properties to compare and review.
Simplicity is key. A lot of whitespace and effective use of negative space will be critical to create a solid grid that feels structured and organized, without business. Most of the colors will come from the property photos themselves, so the design itself should be sparse. However, minimal accent colors to highlight specific sections of the page will also be great. However, I'm not a huge fan of the huge banner images that are used; I will also be judging pretty critically the way space is used and how much is used. While photos are important, text is equally important (sites like Airbnb overwhelm initially with the photos; but the actual description parts are quite nice). However, due to the similarity of the nature of our product with Airbnbs, I do not want our site to look derivative of Airbnb! A distinctive voice will be important.
1.) Listing of all properties for each property manager: this will show a listing of all their properties. Ability to see them on a map; a calendar widget to search availability for a given date. 2.) Individual property listing page - shows information about that property, the rate, a calendar to search its availability - and a grid of photos about the property. A widget to "Book this property" (maybe it's just a link or a button somewhere that's prominent) 3.) A general text page that we'll use to fill in any pages with text (stuff like the booking confirmation page or an "about us") - should probably be a two-column layout. Design this out as a completely text heavy page so we can see how your design would look on these pages 4.) A payment page for when the user is booking the property
What to avoid
Just don't make the page overwhelming! Also - we're starting to see a lot of bids that look like Airbnb. WE NEED TO AVOID THIS.
Mobile accessibility (responsiveness) is important, but not necessary for this first round. however we will be looking at how well we can shift your elements around to make it responsive. Also - please stick with sans-serif fonts for typography. If you're using custom fonts in the body; they should be readily accessible via google fonts.
